A Mello Roos tax is a tax that is charged homeowners to help recover a builder’s cost for putting in roads, schools, sewers, electrical and water (often called the Off-site expenses). If you have purchased a home in the last several years you know that it is a tax that you pay annually – a very expensive tax.
Notice that you’re not saying subject to their acceptance. You’re saying subject to their right to decline it for a specific reason. If they were going to refer it to an attorney, it would be a legal reason. If they were going to refer it to their CPA, it would be a tax reason and so on. But try to get it nailed down to a specific reason.
Make sure that you and your lawyer communicate well with one another. In fact, it is important to discuss in advance how often you will be talking and by what means. Will your lawyer email you weekly or biweekly? Does he prefer to call you with updates instead? The form of communication doesn’t really matter as long as you and your lawyer stay in contact often.

The rental market in New York City is very competitive. In fact, it’s gotten to the point that people are happy to pay six months of rent upfront for their properties. In some situations, they may have to pay more, especially if they use a rental agent.
But when you put it next to a coffee maker that’s $279 that really isn’t that much better than the $79 version, the $79 version will seem like an absolute bargain.

There was a home in our neighborhood that sold for $170,000 less than one year ago. The property is probably worth at least $125,000, with utilities already hooked up to it.
